When you'll need a new EPC

No valid EPC found

If the search comes up empty, or the existing certificate has expired, you'll need a new assessment.

You've made improvements

Made significant upgrades like a new boiler, insulation or solar panels? A new EPC will reflect them.

EPC expired

EPCs are valid for 10 years. Expired? You'll need a new one to sell or rent.

Selling or renting

You need a valid EPC when marketing a property for sale or rent (with limited exceptions).

Minimum standards: Since April 2020, rental properties in England and Wales must have a minimum EPC rating of E (unless exempt). Properties rated F or G cannot legally be rented without improvements or an exemption.

Common questions

Why can't I find my property's EPC?

Not all properties have an EPC on the register. EPCs are only required when a property is sold, rented or newly built. If your property hasn't been on the market recently, it may not have one.

Can I use someone else's EPC for my property?

No — each property needs its own EPC. Even identical properties on the same development require separate assessments.

Is the EPC register information accurate?

The register shows information as it was at the time of assessment. If you've made changes since, the information may be out of date.

Can I download the EPC certificate?

Yes — once you've found the EPC on the register, you can view and download a PDF copy of the full certificate.

What if my EPC is nearly expired?

You can book a new EPC at any time. No need to wait until the current one expires.
