Find an Existing EPC

Search for Energy Performance Certificates on the government register

Search the EPC Register

All Energy Performance Certificates issued in England and Wales are registered on the government's official EPC register. You can search for existing certificates using a postcode or certificate number.

Search by Postcode

The most common way to find an EPC. You'll need the full postcode of the property.

Search by Certificate Number

If you have the certificate reference number, you can look it up directly.

When Do You Need a New EPC?

No Valid EPC Found

If your search doesn't return a valid EPC, or the existing one has expired, you'll need to book a new assessment.

🔄

Property Improvements

If you've made significant energy improvements (new boiler, insulation, solar panels), a new EPC will reflect these upgrades.

📅

EPC Expired

EPCs are valid for 10 years. If your certificate has expired, you'll need a new one for selling or renting.

🏠

Property Sale or Rental

You need a valid EPC when marketing a property for sale or rent (with some limited exceptions).

Understanding Your EPC Rating

C

69-80

Good energy efficiency

D

55-68

Average energy efficiency - UK average

E

39-54

Below average - improvements recommended

F

21-38

Poor energy efficiency - high running costs

G

1-20

Very poor - significant improvements needed

Minimum Standards: From April 2020, rental properties must have a minimum EPC rating of E (unless exempt). Properties rated F or G cannot be legally rented without improvements or an exemption.

Common Questions

Why can't I find my property's EPC?

Not all properties have an EPC on the register. EPCs are only required when a property is sold, rented, or newly built. If your property hasn't been on the market recently, it may not have an EPC.

Can I use someone else's EPC for my property?

No, each property needs its own individual EPC. Even identical properties in the same development require separate assessments.

Is the EPC register information accurate?

The register shows information as it was at the time of assessment. If changes have been made to the property since then, the information may be outdated.

Can I download the EPC certificate?

Yes, once you find the EPC on the register, you can view and download a PDF copy of the full certificate.

What if my EPC is nearly expired?

You can book a new EPC assessment before the current one expires. There's no requirement to wait until it expires.

How much does a new EPC cost?

Our EPCs start from just £60 per property, with same-day and next-day appointments available.
